We Build On Your Lot

Already own land? We build custom homes on your lot across North Georgia — pick one of our plans or bring your own.

Your land, your plan

If you own the lot, the hardest part of a custom build is already done. Pick one of our plans or bring your own: we build from our five published plans, from a plan we adapt with you, or from drawings you arrive with. Either way one team carries the job from the site walk to the keys.

What we check on your lot before we price anything

Slope and drainage, because a lot near Lake Lanier can carry more grade than it shows from the road. Access for trucks and a concrete pump. Setbacks, easements and which county or city issues the permit — two addresses a mile apart can answer differently. Where water, sewer or septic and power come from. We walk a parcel before we price it, and we run the plan review and inspection scheduling ourselves.

How the work runs

How an on-your-lot build runs with Ironwood:

  1. Walk the lot — Grade, drainage, access, setbacks, utilities and the permitting authority, checked on the ground before a plan is chosen.
  2. Choose the plan — One of ours, one of ours adapted, or yours. Planning options run from a full-service design team to simple drafting, depending on the scope of work.
  3. Budgeting — Budgeting is a crucial part of any building project. We will guide you through the process, presenting every option to bring you to informed decisions that you can count on.
  4. Permitting — Ironwood is licensed by the state for Residential and Light Commercial Construction and fully insured; we handle the permit and the inspections.
  5. Construction — With a foundation of knowledge in the trades, this is where Ironwood Construction Group is head and shoulders above the competition.

Questions we are asked about this

Do I have to use one of your plans?

No. Pick one of our plans or bring your own. If you arrive with an architect’s drawings we build from them; if you arrive with a sketch, we draw it up with you.

Where do you build?

Across North Georgia — the towns in the footer, from Sugar Hill, Buford and Suwanee out to Braselton, Jefferson, Cumming, Johns Creek and Flowery Branch. If your lot is just outside that list, ask.

My lot is steep and wooded. Is that a problem?

It is a cost, not a problem. Grade means more site work and sometimes a different foundation; trees mean clearing and protecting the ones you keep. The walk tells us which, and the budget reflects it before you commit to a plan.

I am buying from out of state. Can we do this remotely?

Yes. We offer a Zoom consultation for out-of-state buyers — walk through any of our plans with us before you travel.

Can I see a house you built?

Shadburn Ferry in Buford and The Ortiz Home in Sugar Hill are both documented photograph by photograph; The Ortiz Home is the house Clay built for his own family.
